Transaction Analyst - Real Estate Private Equity to Genesta
Real Estate – Stockholm
We have an opening for an analyst in the transaction team in our Stockholm office. The main tasks for this role is to work with analysis and execution of real estate transactions in the Nordic countries.
The transaction team consist of seven members. The new analyst will be based in our Stockholm office and report to the head of the transaction team. The geographical focus will primarily be on Sweden, Denmark and Norway.
The analysts generally support the respective project leaders with the following tasks:
- Acquisition analysis
Financial modelling, evaluation and presentation of new investment opportunities.
- Acquisition execution
Analyze available information and co-ordinate with assigned due diligence/service providers. Develop business plans together with the asset manager and update the financial model. Prepare investment committee and bank presentations.
- Disposal execution
Analyze timing of disposals depending on asset management progress and market view. Advise asset manager on any potential final value impacting initiatives. Co-ordinate with sell side broker and other service providers in terms of data gathering, Q&A and bid analysis.
- Market analysis
Assemble market information to analyze market trends and prepare forecasts on the effect on real estate values and fund strategy. Attend relevant seminars and build a personal network in the Nordic real estate market.
As an analyst in the transaction team at Genesta you will quickly gain an excellent knowledge on how to evaluate and price real estate risk in the geographies and sectors we are active in. Forecasted disposals of current holdings and high bidding pace for new investments will both provide you with a deep market knowledge and execution experience all the way to deal completion. In addition to the above you will have direct access to senior staff at Genesta as well as exposure to our investors, key market participants and market leading service providers ensuring a steep learning curve.
We are searching for a dedicated team player to join us. We hope that you have a strong academic record and a genuine interest in real estate, M&A and finance. A suitable background is likely to include:
· An academic degree in Business or Engineering (preferably within real-estate and/or finance)
· Up to two years of relevant work experience. Please note: applicants directly from university will also be considered
· Strong communication skills and an ability to develop business relationships
· Native speaker in one of the Nordic languages and very strong written and verbal English
· Knowledge of an additional Nordic language is an advantage
· Strong knowledge of Excel (cash flow modelling and IRR/NPV calculations), Power Point and Word

Introduction to Genesta
Genesta Property Nordic is a private equity company specialized in commercial real estate in the Nordic countries. We raise money from institutional investors to closed-ended discretionarily managed real estate funds for direct investments in office, retail and logistics assets. Currently Genesta has 31 employees based in offices in Stockholm, Helsinki, Copenhagen and Luxembourg.
With a total transacted value of €2.5bn since the company was founded in 2003 Genesta has a proven track record of real estate investments in the value add risk segment.
In June 2018 we had the first close of a new fund in the core plus risk segment, with a target size equal to the value add funds, thereby widening the investment scope and laying the foundation for the next step of the company´s growth.
Genesta’s two currently managed funds have, since 2015, acquired thirteen assets in Stockholm, Helsinki, Oslo, Copenhagen and Jönköping taking current AUM to ca €700m. So far in 2018 the second value add fund has made two office acquisitions; one in Helsinki and one in Stockholm and the new core plus fund has acquired an office building in Solna and a retail park in Jönköping.
High transaction pace in the existing funds in combination with the new third value add fund put more emphasize on deal sourcing and transaction execution which is why we are now strengthening the transaction team.
