Overview

The Stockholm office oversees Pembroke’s Nordic portfolio of 200,000 sqm in Stockholm, Oslo, and Helsinki. The Analyst will support Pembroke’s investment and development activities in the Nordics.  The Analyst will work closely with the asset management team to support the development and execution of Pembroke’s Nordic strategy, assisting with the underwriting and structuring of investment, development and asset management initiatives. Primary areas of responsibility will include financial modeling, research, market underwriting, portfolio analysis, investor reporting and presentations. 

Responsibilities

  • Assisting in complex lease and capital investment analysis, working with the asset management team to develop business plans and providing on-going support as projects move into execution/realization.
  • Participating in the feasibility study process(es) of development opportunities, working on a cross-functional basis and with 3rd party consultants.
  • Providing investment market coverage, deal sourcing and underwriting of new acquisition opportunities, and updating colleagues and leadership during bi-weekly international investment calls.
  • Undertaking regular market research across the Nordics through the assembly of market information and relevant forecasts, deal and lease comparable tracking and the monitoring of occupational and investment market trends.
  • Managing the quarterly valuation and performance process for the Nordic region, utilizing Argus Enterprise and Excel, working with the asset management team to guide inputs and reporting to Pembroke and investor stakeholders.
  • Leading the development of a new Nordic portfolio valuation model, working with colleagues and the investor to define model objectives.
  • Providing regular and ad-hoc investor reporting, producing high-quality and clear outputs/recommendations for review by executive and/or investor committees.
  • The successful Analyst will be also be expected to:
    • Develop a deep understanding of the financial and legal structure of the Nordic portfolio
    • Support the analysis of financing opportunities
    • Support and participate in global initiatives such VTS (“View the Space”), the implementation of a global lease administration policy and adoption of new property technologies.
    • Be willing to travel to Helsinki and/or Olso to support initiatives.
    • Take ownership of asset and valuation integrity by monitoring and auditing lease and property information on a regular basis.

Qualifications and Experience

  • Bachelor’s degree (required); Master’s degree (preferred, not required).
  • 3+ years of commercial real estate experience in roles demonstrating strong analytical skills
  • Excellent written and verbal communication skills, as well as solid interpersonal skills.
  • Very strong financial analysis, underwriting, and market research skills.
  • Ability to model bespoke and dynamic cashflows in excel and Argus.
  • Strong understanding of capital markets and real estate investment fundamentals.
  • A highly motivated, collaborative and flexible ‘team player’ attitude, with a self-starter disposition and ability to find solutions with minimal supervision.
  • Proficiency with Microsoft Office, including advanced experience with Excel and excellent PowerPoint reporting skills.
  • Experience with property software (Yardi, Argus, VTS), and/or an aptitude and proven experience in learning new software applications.
  • Excellent analytical, negotiation, and written/oral communication skills.
  • Flexibility to work extended hours to accommodate global deadlines, and ability to prioritize, manage communications across multiple offices, and work under pressure.
  • Appreciation of cultural difference, detailed-oriented, organized and an independent work ethic with strong interpersonal, management and leadership skills.
  • Entrepreneurial flair and a desire to be a “generalist”, reacting to new/unknown work demands at short notice, learning quickly and adapting accordingly.
  • English fluency (required) and business proficiency in Swedish (preferred)
