The role
We are now looking for a highly motivated Senior Manager, Finance to join our team in Stockholm. You will be responsible for overseeing financial reporting, accounting, and planning for our Nordic portfolio, working closely with our teams in Boston, London and across the Nordics.
As Senior Manager, you will play a key role in managing the financial operations of our Nordic portfolio, consisting of prime assets in Helsinki, Oslo and Stockholm, and report directly to the Director of Finance, Europe (based in London). You will lead monthly and quarterly closings, statutory and group reporting, and partner with both internal teams and third-party providers to ensure accuracy, compliance and value creation.
Your Key Responsiblities
Financial Reporting & Accounting
- Lead the monthly and quarterly close processes and oversee day-to-day accounting for the Nordic portfolio, ensuring accuracy and timely resolution of discrepancies.
- Manage bookkeeping, financial planning, cost control, funding, analysis, and reporting for development projects across the region.
- Coordinate statutory board processes and external audits (Swedish and U.S. GAAP), including the preparation and review of financial statements and supporting documentation.
- Maintain and strengthen internal control frameworks, continuously reviewing and enhancing control procedures.
- Drive improvements in financial systems and support the automation of reporting processes.
Cash Flow & Forecasting
- Review quarterly cash flow forecasts, manage capital needs, and process funding requests in a compliant and tax-efficient manner.
- Lead annual budgeting and forecasting cycles, collaborating with local teams on leasing, operating expenses (OPEX), capital expenditures (CAPEX), and strategic planning.
Lender & Tax Coordination
- Manage all aspects of lender reporting, including covenant monitoring and annual statements, ensuring timely and accurate submissions in collaboration with the Asset Management team.
- Support tax compliance by providing financial records for the timely and accurate completion of all required filings.
Valuations & Portfolio Support
- Contribute to quarterly property valuations by reviewing and challenging key assumptions.
- Oversee contracts with third-party accountants, identifying process efficiencies and ensuring alignment with overall financial goals.
- Lead quarterly operational review meetings with property managers, asset managers, and external accountants.
- Support accounts payable for the Stockholm office and assist in ad hoc finance-related projects.
- Work closely with internal Property and Asset Management teams on asset-specific initiatives.
Skills and Experience
- Degree in Finance or Accounting; professional qualification preferred.
- 7–10 years of finance experience, ideally in real estate investment or development.
- Strong understanding of Nordic,US and Swedish GAAP, including fair value accounting.
- Experience managing third-party service providers.
- Proficiency in Excel; Yardi or similar systems is a plus.
- Fluent in English and Swedish (written and spoken).
- Structured, proactive, and able to thrive in a fast-paced, cross-border environment.
- Willingness to travel across the Nordics and to other Pembroke offices (approx. 10–15%).
